Is a Home Inspection really necessary?

I get asked these type of questions related to Inspection especially when comes to buying new homes. I always tell my clients that Inspection is an integral part of home buying process. If you hesitate to spend just few hundred dollars, you might end up losing more than you expect in short and long run as well. Let me go over few questions which are commonly asked by my clients so that way it would be easy for everyone to get an idea about inspection necessity on buying a home.

  1. I am buying a new builder home, do I still need to do the inspection?

  2. Yes you certainly should consider doing an inspection. There are 3 stage inspections which some inspectors market for new builder homes. It covers inspections at different stages like after foundation pouring, structural completion and full completion. It cost around $700-$900 depending on the inspectors experience. Some people like to do it to make sure everything is done as per code from start to finish. If you don’t want to do it, you should atleast do full completion inspection before your final walk through so you can find things send the list out to builder to fix it before your walk through. Some like to do 3-6 months after closing since warranty covers for 1 year and they can get it fixed any findings from the inspector. It’s about your comfortable factor but don’t try to save on inspection.

  3. If I buy a resale home, when should I do my inspection and what are my options as per the sales contract?

  4. It is very important to do a inspection on old or resale homes. If it is foreclosed or short sale property, it is more important because the property might not have been lived for some time. You never know what is working and not working. Inspection is the first thing you need to do as soon as a sales contract is put in place. Before that, sales contract should allow certain period called option period to do inspection and make decision accordingly. If you haven’t mentioned an option period, you won’t have option to do inspection and get out of the contract. Work with your Realtor carefully to have sufficient time to do the inspection with all the utilities turned on. You should consider adding more days to the option period if you expect turning on utilities can take more than usual time.

  5. I don’t understand how a home inspector who is not an electrician can evaluate an electrical system; who is not a plumber can evaluate a plumbing system; who is not an HVAC (heating, ventilation and air conditioning) contractor can evaluate a furnace. Can you explain?
  6. It is a great question. Good thinking! Inspector is like a Family physician. He is door keeper for our health. He basically knows how our body parts work and what can go wrong. If he finds any issue, he refer you to the specialist. Similarly, an inspector get certified by going through a state certification requisites like certain class hours studying courses and passing the state exam. In their courses, they go through about the basic parts which makes up the home briefly and their workings. With experience, many inspectors gain more in depth knowledge about things like any other technician. They might not know in depth problems but they can easily detect problems which are visible to our eyes.

  7. How do I choose a good Inspector?

  8. If you are working with a Realtor, he/she should be able to suggest few inspectors for you to call up and get a quote and choose one you think would do a good job. Realtor should be able to shed light on their referrals about their expertise and experience which should also help you in the selection process. If you don’t have realtor, try to find someone via friends and families. If you find someone from craigslist or websites, don’t forget to see sample reports and research more about them in inspector association websites.

  9. How much should I pay for the Home Inspector?

  10. It depends. In and around Houston area, many inspectors charge $300-$400 for 1500 sq.ft single story property. Take that as benchmark and calculate for more square footage. Don’t sign any agreement or contract with a Inspector before they even come out to do the inspection.

  11. Can Inspectors be held liable for not finding things which are deducted after buying the house?

  12. No. You cannot or won’t be able to. Most Inspectors ask you to sign a agreement after the inspection and the main important part of that agreement is to relieve them from any liabilities associated with the inspection. You can go back and ask them to come and inspect mentioning that what you found and many inspectors may come back to do it again as courtesy but many charge for that service as well. They are very clear about the fact that they inspectors not experts of everything in the home.

  13. I am a seller. Do you recommend doing an inspection before listing the property?

  14. I wouldn’t recommend but it is not a bad idea either. But the only caveat is, you need to publish the report if you do an inspection. If you try to hide something which you know from prospective buyer, they can come after you if they happen to find out. So seller usually don’t want to take that stance and avoid inspection before listing it. Some like to inspect and fix issues which are important and leave others for buyers to find out and ask for it. You can play according to you situation.

In conclusion, I like to stress the point that don’t buy a resale home without doing an inspection unless you know what you are doing. For New homes, you can should inspection either before closing or before your warranty expires. It is always better to leave things to people who does best and learn from it. Try to take action from their findings to avoid big expenses and saves your time and effort as well.

Houston No.1 Relocation Destination City
Houston is the No. 1 U.S. destination city to relocate to for the third year in a row, a report from U-Haul International Inc. shows.

The report, titled “The 2011 Top 50 U.S. Destination Cities,” ranks destinations for movers traveling more than 50 miles, U-Haul said in a statement. Data was compiled from more than 1.6 million U-Haul truck transactions in 2011.

Houston Ranks among Top 10 choice of cities to Move by Newly Weds
Rental search site Rent.com has identified 10 metro areas it says are “wonderful places to create a fun and affordable lifestyle” for those just tying the knot. Six are in the South, including three in Texas; two are in the Midwest; and two are in the West. No metro in the Northeast made the list.

The site chose the metros based on availability of rental inventory, cost of living, annual average wages and unemployment rates. After choosing the top 25 markets by rental availability, the site compared the remaining three factors for the metro to national averages, giving unemployment double weight. The 10 resulting metros are not ranked in any particular order.

Let me tell you, there are Realtors, there are Top Realtors and finally there are Smart Realtors. Not all Realtors are made equal. Whom are you working with or Whom would you like to be working with in the future? Ask this question before you randomly select a Houston Realtor from HAR.com or by Google search. Before we go and dwell about why you should work with a SMART Realtor, lets first see the criterias of becoming a Realtor and later differentiate what a Smart Realtor can bring extra to the table.

Who can be a Realtor?
As per Texas state law, one can only sell their own property in Texas. Only a licensed real estate agent or salesperson may sell it on your behalf or others. So anyone trying to buy/sell for other person always needs a Real Estate Sales person license. The Texas Real Estate Commission (TREC) is responsible for licensing all real estate brokers and salespeople in Texas. According to the TREC, all would-be real estate salespersons must be at least 18 years old, residents of Texas and either citizens or lawfully admitted aliens of the United States. Applicants must also meet TREC educational requirements by taking a total of 210 classroom hours of real estate, agency and contract classes. Once these requirements are met, applicants must apply for licenses and pass licensing tests before they can become licensed real estate salespeople.

As per the requirement stated above anybody can get a real estate license without a college degree or even without a high school graduation. If you have a degree or some school education,it is just considered as a plus and can be used to cover certain courses. It is not a must like some other licenses/designations. So as you guessed anyone can become a Realtor. But who is Smart enough to educate, guide and help the client to get what they want and how they want is a big question.

Many agent just have a chat with their client one time and start sending houses as per their understanding on the criteria and even start showing them so they can get paid quickly. These kinda of Realtors usually don’t add value to their client. With the great invention like Internet, nowadays clients are more educated and advanced in their home buying or selling needs. Avoiding consumers intelligence is not really good way to serve a client. That’s where Smart Realtors play a big role.

  • Do you think you know the possible ways to get out of the contract if something happens?
  • What to do when the appraisal comes below the sale price?

These things come up very often and many clients needs a go to person to ask and get proper direction so they can make the right step forward. Many Realtors help to find good lawn mowers or repair person even a year after their purchase because Smart Realtors always have good contacts list to help their clients.

How to Identify a Smart Realtors?
It is very easy. Just ask few questions and see how they answer them. Here are some sample questions for you.

  1. Do I necessarily need to Inspect the home even though its a new home?
  2. Can you tell me about Escrow Waiver option?
  3. Is it possible to explain how my mortgage Approval process works?
  4. I travel a lot, can I make this deal happen electronically/digitally?
  5. Is buying real estate using my IRA funds legal?

If they can answer atleast three of them, you should feel happy that you are in good hands.

In conclusion, I strongly urge and recommend you to make the right choice when comes to selecting a Realtor. It is a long time relationship so don’t just go with a Realtor who sold and made lot of transactions. Try to choose an Agent/Realtor who suits your need and who can help you as well educate you along the way to make better and Smart decisions. Choosing a Smart Realtor will make your life easier and make you bit smarter as well.

Nature Fest 2012 is sure to be the greatest event yet as we celebrate five years of wild adventures during our most beloved festival of the year! This year’s Nature Fest is slated for 10 a.m. to 5 p.m. Saturday, April 28, in Bridgeland’s Oak Meadow Park, which is located at 17730 House Hahl Rd., Cypress, TX 77433.

More than 4,000 people gathered last year to enjoy a spring day in the park filled with lots of activities. Headlining the event, set for 10 a.m. to 5 p.m. in Bridgeland’s Oak Meadow Park, will be Staples Safari. The entertainer is presenting two shows: Animal Magic Show at noon and Primarily Primates Show at 4 p.m. Among the Staples Safari animals traveling to Bridgeland will be a 600-pound white tiger, a black panther, a lioness, kangaroos, baboons, coatimundis, spider monkeys, lemurs and others.

Returning to the Nature Fest stage will be Birds of Prey, performing at 11 a.m. and 2 p.m., The Crocodile Encounter live reptile show at 10 a.m. and 3:15 p.m. and The Drum Café, a high-energy troupe that uses the sounds and rhythms of Africa to energize crowds. The group, which performs at 1 p.m., is bringing approximately 250 drums so audience members can join in the fun and music. The Texas Stars Youth Choir also will entertain crowds at 2:45 p.m. Plus, Bridgeland will unveil its new mascot on stage at 10:30 a.m. In addition to meeting the lovable character, audience members will receive special surprises.
