With the recent trend in technology, many consumers are tech savvy enough to find all the information to research and do all the work needed to purchase a home. That has made Realtors job very easy and little to nothing. At Om Realty, we would like to acknowledge that fact instead of hiding and we honor the buyers work by crediting our commission as rebate.

New Home Buyers
If you can research and get all the negotiations done with builders, just waiting to sign contract, you would be delighted to see below rebates offered by us,
Commission $0*** – Full 3% Rebate if Builder provides BTSA for any homes
Commission $750*** – Sale price under $250,000
Commission $1000*** – Sale price under $500,000
Commission $1250*** – Sale price under $750,000
*** – All remaining funds will be paid as rebate towards closing cost.

Example: If Purchase price is $300,000, Realtor commission would be $9000. We will only take $1000 and give as buyer rebate back $8000 towards your closing cost.

 

Resale Home Buyers

In Resale purchase transaction, Realtors job is little more than new home but still can help buyers out.

Commission $750 – No Showings, No Contract Review & No Transaction Handling. Representation only.
Commission $1750 or 1% whichever is less – No Showings, Contract Review & Transaction Handling.
Commission $2000 – only 5 Showings & all other service from above. Every 5 showings, add $250 more.
Maximum 2% for full Package. All remaining funds will be paid as rebate towards closing cost.
All above commissions are based on sales price below $300,000. Above $300k to $500k, add $250 more and $250 for every $100k after that.

How it works?
It is not a rocket science. It is simple and easy process.

Once you finalized on the property you plan to buy, email us information using form below. We will let you know our information which you will need to mention to the builder or seller that you are represented by realtor. In sales contract, realtor information needs to be added and addendum needs to be signed by the realtor. Once that’s completed, before closing,  we will send out the contribution letter mentioning how much will be contributed towards closing to the buyer will be sent to title company. After that, title company will process the request form and get approval from lender and credit the amount in the closing statement. Your Rebate will be applied towards your closing cost. Realtor will collect his/her portion of the check after closing.  That’s it!!
