Due to overwhelming request from NRI clients, I been trying to partner with some reputed and recognized organization or broker in India to provide Real estate services to NRI’s. Last year, I came in touch with an experienced and well educated broker/agent in Chennai. We now formed a partnership and will be working as an entity with a main motive to provide a reliable and trustworthy Real Estate service. We plan to help and guide NRI’s/Indian nationals currently in US & UK either looking to buy a plot for investment or future construction purposes.
As many of you know, it is not easy to adapt a common Real Estate contractual rules and regulation when it comes to Indian RE transaction. In India every state as different rules and even each registration office follow different methodology. So we cannot do anything in that process. With my US Realtor experience and his India Real estate knowledge, we worked hard to make the buying process simple, easy, trustworthy and reliable to avoid unnecessary wastage of time and effort need from NRI’s front. We are setup to help through the full process from start to end.
In India there is no standardization on Real estate deal whether it comes to sales price or commission to agents. Agents won’t even let the buyer talk to seller so they can hike up the price and get some more money out of the deal. To avoid all these hawala, in most cases we don’t have third party dealing. We only deal with sellers directly and we only do commission based service and no margin added. That’s the right way to be real agent by adhering to our fiduciary responsibilities as an realtor. As Realtor/RE Agents we work for you, for the benefit of you to finding a good deal and not for us.
Commissions
We are upfront with our commission charges and no hidden agenda. We can negotiate if you plan to buy multiple plots or make a group purchase. We Strongly believe in quality service provided to our client and clients will be willing to pay for that service. Commission varies from 3-6% depending on the sales price.
Sales prices might be different than registration price in India so we go by sales price only.

Services Provided
- Identifying plots requested by client at our serving areas/location
- Pre-screen – Look for pitfalls such as double documentation, missing documents, middlemen/brokers, presence of burial grounds, factory discharges, unusually long trenches, high tension lines, encroachments before sending the plots for selection.
- Presentation of the plot selected – Marking the map, taking pictures, scanning of layouts.
- Sending Digital pictures of the selected lots
- Two Courtesy Car Chauffeur service for showing and registration for India Point of contact person(POC)
- Preparing the plot – Most of the resale plots don’t have proper landmarks and corner stones. We typically hire government surveyors to accurately locate the plots. We will also measure the dimensions of the plots, place corner stones, paint the plot numbers on the corner stones and clear the plots.
- Negotiating price – We typically try to get the best rate for the buyers in that area or location.
- Educating client – NRIs are normally unaware of the recent developments in India and also the procedures/complications involved in buying/selling the property. We will highlight the developments in that area, explain the legal procedures and walkthrough the registration process with them.
- We will arrange to return the originals (ID and POA) submitted during the registration from the registrar after the registration.
- We will hand over concerned original documents (like patta, chitta, seller POA) after the registration.
- We will arrange to collect the sale deed registered in approximately 15 business days and handover to the buyer OR POC.
We will be there in every step from start to finish of the transaction and even after that to get all your document delivered to you and file a copy for future reference. All the communication will be handled by NRI’s and US/UK contact person only to avoid confusion.
There is no organization or broker who provides all services which are listed above with service contacts both India, US & UK.
